Key Lender-Required Reports and Inspections in Florida

At Florida Home Inspection Plus® we provide lenders specific inspections and certifications before approving a loan, on a new home purchase or refinance. These evaluations protect both the lender and the buyer by ensuring the property is structurally sound, free from major risks, and worth the loan amount.

Essential Reports and Inspections

Exclusive Four-Point Inspection for Lenders

Frequently required for homes over 30 years old. This report focuses on the four critical systems most likely to impact insurability and safety:

  • Roof

  • Electrical

  • Plumbing

  • HVAC

Manufactured Home Foundation Certification
For manufactured homes on permanent foundations, a lender may require certification to confirm the foundation meets HUD standards.

Additions Certification
For federally backed loans (such as FHA), lenders may require certification that any additions or modifications to the home do not compromise its structural integrity.

When a Full Home Inspection May Be Required

  • Major Defects Identified
If the appraisal or WDO report reveals significant structural concerns, the lender’s underwriter may request a full home inspection to determine the scope of repairs.

  • Federally Backed Loans
Loans through FHA and other federal programs often carry stricter requirements. In some cases, a complete home inspection is necessary to ensure compliance with construction and safety standards.

Why These Inspections Matter to Lenders

Lenders are primarily focused on reducing risk. Inspections provide assurance that:

  • The property is valued correctly for the loan amount.

  • There are no major hazards that could threaten the property’s safety or long-term value.

  • The home represents a sound investment for both the lender and the buyer.

By completing these inspections, lenders can confidently approve financing while protecting their investment, and buyers gain peace of mind knowing their property has been thoroughly evaluated.
