What is a home inspection?

A home inspection is a comprehensive, non-invasive visual evaluation of a home's major systems and components. It helps buyers, sellers, homeowners, and investors understand the current condition of a property at the time of the inspection. Florida licensed inspectors follow the state's Standards of Practice established under Chapter 468, Part XV, Florida Statutes and Rule 61-30 of the Florida Administrative Code.

 

Is a home inspection required in Florida?

No. Florida law does not require a home inspection before purchasing a home. However, it is one of the most important investments you can make before buying or selling real estate. 

Are your inspectors licensed?

Yes.

Every inspection is performed by a State of Florida Licensed Home Inspector in accordance with Florida law and the Florida Standards of Practice.

 

Are you insured?

Absolutely.

What is a Four-Point Inspection?

A Four-Point Inspection evaluates the four major systems that insurance companies are most concerned about:

  • Roof

  • Electrical

  • Plumbing

  • HVAC (Heating & Air Conditioning)

Most insurance companies require this inspection for older homes.

 

What is a Wind Mitigation Inspection?

A Wind Mitigation Inspection determines how well your home can withstand hurricane-force winds.

It evaluates:

  • Roof covering

  • Roof shape

  • Roof-to-wall attachments

  • Secondary water resistance

  • Opening protection

  • Hurricane straps

  • Roof deck attachment

  • Inspections of Certified (Notice of Acceptance) Windows, Doors and /or shutters to be compliant with current buidling code and accepted by insurance carriers.

Florida Home Inspection Plus® offers a comprehensive Construction & Permit History / Code Compliance Review as an optional service for an additional fee. This due diligence review is designed to help buyers, sellers, investors, and property owners better understand the property's historical permitting activity and current municipal compliance status.

When available through the applicable local jurisdiction, this review may include:

  • Review of available building permit history and construction records.

  • Verification of permit status, including whether permits were properly finalized or remain open.

  • Identification of available records relating to code enforcement actions.

  • Review of publicly available information regarding municipal violations, notices of violation, or enforcement actions.

  • Identification of publicly available information regarding stop-work orders ("red tags") or unsafe structure notices.

  • Review of publicly available information concerning recorded construction-related liens or municipal liens, where applicable.

  • Identification of publicly available information indicating unpermitted work or additions that may require further investigation.

  • General review of publicly available records for potential Building Code compliance concerns or outstanding issues that may affect the property.

Inspection Process

Can a Four-Point Inspection or Wind Mitigation Inspection Fail?

No.

Neither a Four-Point Inspection nor a Wind Mitigation Inspection is a pass-or-fail inspection.

These inspections are objective evaluations that document the condition and characteristics of specific components of a home at the time of the inspection. Our responsibility is to accurately report our observations, not to determine whether a home qualifies for insurance coverage or financing.

 

The decision to insure a property or approve a mortgage is made solely by the insurance company or lending institution based on their own underwriting guidelines.

What Happens if the Inspection Reveals Problems?

While the inspection itself cannot "fail," the findings in the report may affect how an insurance company or lender evaluates the property.

Depending on the condition of the home, the insurance carrier or lender may:

  • Require repairs before issuing or renewing an insurance policy.

  • Request that outdated or unsafe electrical, plumbing, roofing, or HVAC systems be repaired or replaced.

  • Limit or deny insurance coverage until deficiencies have been corrected.

  • Adjust insurance premiums based on the home's condition and risk.

  • Request additional inspections or evaluations by licensed specialists.

  • Require documentation showing that repairs have been completed before closing or policy issuance.

  • In some cases, delay or affect the closing of a real estate transaction until required repairs have been addressed.

 

For mortgage lenders, particularly those financing older homes, significant health or safety concerns identified during the inspection process may need to be resolved before loan funding is finalized.

Does a Wind Mitigation Inspection Hurt My Chances of Getting Insurance?

Generally, no.

A Wind Mitigation Inspection is designed to identify wind-resistant construction features that may qualify your home for insurance discounts. It does not evaluate the overall condition of the home.

If your home lacks certain wind-resistant features, such as hurricane straps, impact-resistant openings, or a qualifying roof shape, you simply may not receive every available insurance credit. The inspection itself does not cause your home to "fail."

Can an inspectors identify future problems? 

No. Inspectors can only see what current issues are found during the time of the inspection. 

Will you tell me what needs immediate attention?

Yes.

Our report clearly identifies:

  • Items nearing the end of their expected service life

  • Recommended repairs or further evaluation

Do you estimate repair costs?

Generally, no.

Our role is to identify deficiencies and recommend appropriate repairs or further evaluation. When requested, we may provide general guidance, but contractor estimates should come from licensed specialists.

Will you inspect everything?

We inspect all readily accessible systems required under Florida's Standards of Practice. Certain concealed or inaccessible areas cannot be inspected without destructive testing.
